The U.S. Census found that 12.3mn American households were formed from January 2012 to June 2021, where only 7mn new single-family homes were constructed. Single-family home construction suffered due to a severe labour shortage that started before the pandemic but was exacerbated after the lockdowns. Supply chain disruptions in the year pushed prices for construction materials higher, and as pandemic-induced demand soared, land prices also increased. While new household formation is slower than before the pandemic, homebuilders would have to double their current new home production to close the gap in five to six years. A new household can be either owner-occupied or rented.

Some of the basic fundamentals covered in the guide are –

  • In the Q4 of 2021, some markets – 67% of 183 metro areas – showed double-digit growth in the median single-family existing-home sales price (78% in the prior quarter).
  • In twenty markets -the median home sales price ranged from $537,400 to $1.675mn; a family needed more than $100K to afford a 10% down payment mortgage (that was 17 markets in the previous quarter). The top metros were -California (San Jose (Sunnyvale-Santa Clara), San Francisco(Oakland-Hayward), San Diego-Carlsbad, Los Angeles-Long Beach-Glendale), Hawaii (Urban Honolulu) (as per nar.realtor reports).
  • The median sales price of single-family existing homes grew at 14.6% to $361,700 (15.9% in the prior quarter).
  • With sustained price growth and higher mortgage rates, affordability declined in Q4 as the monthly mortgage payment on a typical existing single-family home as 20% down payment increased by $201 from last year to $1,240, or 16.9% of the median family income.
